Solid vs. Engineered Hardwood: Which Is Right for Your Home?

This comes up on almost every installation estimate. Both solid and engineered hardwood are real wood — the difference is in how they're built, and that affects where and how they can be installed.
What Is Solid Hardwood?
Solid hardwood is exactly what it sounds like — a single piece of wood from top to bottom, typically ¾" thick. It's been the standard in American homes for over a century. Because it's all wood, it can be sanded and refinished many times over its lifetime (5–7 times for most species), which means a solid hardwood floor can last 100+ years with proper care.
The downside: solid wood expands and contracts with humidity changes. That makes it unsuitable for below-grade installations (basements) and challenging over concrete subfloors. It also typically requires a wood subfloor for nail-down installation.
What Is Engineered Hardwood?
Engineered hardwood has a real hardwood veneer on top — the same species you'd get with solid — bonded to multiple layers of plywood or HDF underneath. This cross-ply construction makes it dimensionally stable, meaning it handles humidity changes much better than solid wood.
Engineered wood can be installed over concrete, over radiant heat, and in basements. It can also be glued down or floated, giving more installation flexibility. Most engineered products can be sanded and refinished 1–3 times depending on veneer thickness.

So Which Should You Choose?
My recommendation, based on where the floor is going:
Above grade (first floor, second floor) over a wood subfloor
Solid hardwood is an excellent choice. You get maximum longevity and refinishability. This is the traditional choice for living rooms, dining rooms, and bedrooms.
Over concrete, radiant heat, or in a basement
Engineered hardwood is the right call. Solid wood and concrete are a bad combination — moisture and stability issues will cause problems long-term.
High humidity areas (kitchens, baths)
Neither is ideal — consider luxury vinyl plank (LVP) for truly wet areas. But if you want hardwood in a kitchen, engineered with a quality finish is more forgiving than solid.
Bottom Line
